Modernization/Facilities Upgrade

This is a 56,000 square foot research facility constructed in the early 1970’s. Since that time, the facility has had persistent roof problems, extreme temperature fluctuations, inadequate laboratory exhaust, high energy usage and electrical distribution inconsistencies.

GLPM Architects provided a two-part process for the modernization/facilities upgrade. Part one used an investigative report of the facility that identified non-conforming building code and life safety items; mechanical and electrical systems deficiencies; and develop possible corrective actions and associated costs and schedules. Part two included the design and construction documents for the modifications from the investigative report, including:

  • Mechanical room and penthouse additions to accommodate new mechanical systems
  • Re-roofing with standing seam metal roof system
  • Adding handicapped accessible toilets
  • New HVAC system to meet USDA requirements for 100% exhaust air from all laboratories.
  • Upgrading corridor walls and doors for building code compliance
  • Potable water separation from laboratory water
  • Replacing laboratory fumehoods
